North Vancouver permits
The District of North Vancouver and City of North Vancouver each have their own permit processes — we file with whichever applies. Both require a permit for any deck over 24 inches off grade or attached to the house. North Shore inspectors are thorough on ledger flashing and footing detail because of the climate and the slope-stability concerns. Sloped lots typically need a structural engineer's stamped drawing.
Material choices
Composite is the strongest recommendation for the North Shore. The volume of rain, freeze-thaw cycles in higher-elevation neighborhoods, and shade from the tree canopy all stress wood faster here. Composite lasts 25–30 years with minimal care.
Cedar still works on the North Shore but demands aggressive annual sealing. Even then, expect 15–20 years rather than 20+ that you'd get inland.
Hardwood (ipe, garapa) is sometimes spec'd on premium Edgemont and Deep Cove projects. Excellent rain performance, but expensive and heavy — requires upgraded structural calculations.

$18,000 to $65,000. North Shore decks run 15–20% more than inland equivalents because of the climate-specific flashing and footing detail. Sloped lots needing helical piles or engineered footings add $4K–$10K.
Two reasons. The wetter climate demands heavier flashing and weather-resistant detailing. The terrain (rocky soil, slopes) drives engineered footings on many lots. We build the extra detail in upfront — that's why our quotes are higher than equivalent Vancouver work.
Composite. The climate stresses wood faster here, and most owners don't actually maintain cedar aggressively enough to hit its full lifespan. Composite is the right choice for almost all North Shore decks.
