The three luxury tiers

Tier 1: Premium guest bath — $50,000 to $75,000

The starting point for West Van bathroom work. Fixtures from Hansgrohe, Brizo, or Kohler premium lines. Quartzite or premium quartz on the counter. Tier 2: Full master remodel — $75,000 to $110,000

This is the most-requested West Van bathroom format. Curbless shower with a linear drain and full frameless glass enclosure. Double vanity in custom solid-wood millwork with hand-applied finish. A freestanding tub from MTI or Victoria + Albert. Heated floors. Smart fixtures (Toto Neorest, Brizo MagneTite, etc.). Designer lighting plan with dimming controls. Tier 3: Full spa-bathroom — $110,000 to $150,000+

Steam shower with integrated bench and chromotherapy lighting. Book-matched marble or quartzite slabs from a single block (matched veining flowing across the floor, walls, and counter as one continuous pattern). Custom solid-wood millwork in walnut, white oak, or rift-sawn solid lumber. Full Sub-Zero medicine cabinets with integrated mirror lighting. In-floor heating throughout with WiFi-controlled thermostats. Smart toilet (Toto Neorest 750H or Kohler Numi). Multi-zone exhaust with humidity sensors.

Standard in British Properties, Whitby Estates, and Chartwell luxury rebuilds. Nine to ten weeks of build time on top of 8 to 12 weeks of millwork and stone fabrication lead.

Heritage-designated homes in older Ambleside and Dundarave have an additional review layer for any renovation. The West Vancouver heritage board reviews proposed changes — even interior changes that don't affect the exterior — to confirm the work preserves the historical character.

For bathrooms, this typically means keeping original wainscoting, salvaging vintage hardware where serviceable, and matching new tile patterns to original-era styles. Our most common compromise: install modern plumbing and waterproofing behind the walls while preserving period-appropriate finishes on the visible surfaces. The heritage board review adds 2 to 4 weeks to the permit timeline but rarely changes the final cost beyond an additional $2K to $5K for the design coordination.

Above-highway homes and structural review

Chartwell, Cypress Park upper, and Whitby Estates homes built above the Trans-Canada Highway sit on sloped or terraced lots. For bathroom-only work, geotech review is typically not triggered — geotech is for foundation work, additions, or major structural changes. But the District of West Vancouver sometimes requires structural engineer review when significant cabinet and fixture relocation happens on an upper floor of a hillside home (the new load distribution can affect existing beam sizing).
