Richmond kitchens fall into a wider cost range than most Lower Mainland cities because Richmond's housing stock spans 1970s Steveston village heritage to brand-new West Cambie townhouses to Thompson waterfront estates. Here is what each tier actually costs in 2026.

The three tiers in Richmond

Tier 1: Mid-range refresh — $45,000 to $70,000

The standard ask in newer West Cambie townhouses and Thompson family homes built since 2000. Replace cabinets with painted MDF or thermofoil, quartz counters, mid-tier appliances (Bosch 800-series, KitchenAid, Café), tile backsplash, refreshed lighting. The existing footprint stays. Plumbing rough-ins stay in the same wall.

Five to six weeks of build. The reason this tier sits at $45K–$70K is that nothing structural moves. No engineer review, no wall-removal permit, no surprises behind the drywall.

Tier 2: Full renovation with layout change — $70,000 to $110,000

This is the most common ask in 1980s and 1990s Richmond suburban builds across Brighouse, Seafair, and Broadmoor. Wall removal to open up the closed galley kitchen into the dining room. Premium MDF or hardwood cabinetry. Integrated panel-front fridge. Quartzite or premium quartz counters. New pendant lighting over an added island. A full electrical and plumbing refresh.

Wall removal needs a structural engineer's stamped drawing and a structural beam install. The permit takes 4 to 6 weeks rather than 2 to 3. Seven to eight weeks of build.

Tier 3: Premium custom build — $110,000 to $140,000+

Standard in Steveston waterfront homes and Thompson estate rebuilds. Solid-wood cabinetry built to appliance spec sheets. Marble or book-matched quartzite counters. A full Wolf, Sub-Zero, and Bosch appliance package with integrated panel-front fridge and dishwasher. Integrated lighting in cabinetry, under toekicks, and inside upper glass-front cabinets. Full electrical service upgrade if the home is on 100-amp.

Nine to ten weeks of build on top of 6 to 8 weeks of millwork lead time.

The clay-soil consideration in older Steveston

Steveston village homes from the 1960s and 1970s, plus some Hamilton and Queensborough properties from the same era, sit on river-delta clay soil. Over decades, the water table shifts seasonally and the clay compresses unevenly. The visible result on the surface — slightly settled foundations, doors that don't quite close, floors that aren't perfectly level. The hidden result behind the walls — plumbing stacks that lean a few degrees out of vertical.

For a kitchen renovation, this matters when we open the wall behind the sink. If the existing stack is leaning, code requires us to bring it back to plumb before the new connections go in. The fix is straightforward — cut and re-pipe a 6 to 10 foot section of stack — but it adds $2,000 to $4,500 to the quote. We check on the site visit by running a quick laser plumb against the existing stack and flag any deviation upfront.

Newer Richmond areas — West Cambie, Riverdale, and the post-2000 builds in Thompson — sit on stable engineered fill and don't have this issue.

What the premium tier covers

For a $110K+ Richmond kitchen, the budget breaks down roughly:

Richmond permits

The City of Richmond requires a permit for any kitchen renovation that moves plumbing, opens walls, or alters electrical loads. Richmond's permit office is responsive — typical 2 to 4 week review, depending on whether structural engineering review is included. For wall-removal projects, the engineer's stamped drawing accompanies the permit application; turnaround for that combined package is closer to 4 weeks.

For some agricultural-land-reserve fringe properties (rare in residential Richmond but it happens in older Steveston farms that have been rezoned over the years), additional zoning considerations apply. We verify against the property survey during the site visit.

Frequently asked questions

How much does a Richmond kitchen renovation cost?+

$45,000 to $140,000+. Refresh: $45K–$70K. Full reno with wall removal: $70K–$110K. Premium custom: $110K+. Older Steveston homes can add $4K–$10K for clay-soil-related plumbing-stack updates.

Does Richmond clay soil affect kitchen renovations?+

Yes for older Steveston, Hamilton, and Queensborough homes. Decades of clay-soil settling cause plumbing stacks to lean out of vertical. We check on the site visit with a laser plumb and quote any correction upfront.

How long does it take?+

Six to ten weeks. Custom millwork is the long pole. Older Steveston homes that need plumbing-stack work can run an extra week.

Do I need a Richmond permit?+

Yes for any meaningful renovation. We handle permit submission, structural engineer coordination for wall removals, inspector visits, and final close-out.
