The three North Shore tiers
Tier 1: Guest bath refresh — $28,000 to $42,000
The most common ask in newer Edgemont, Westview, and upper Lonsdale homes. New vanity, tile, fixtures, toilet, paint, and an upgraded exhaust fan rated for the actual cubic footage of the room. The exhaust upgrade is the line item that gets skipped in inland refresh quotes — on the North Shore it is essential. Our default specs a fan rated for at least 80 CFM with a humidity sensor switch that runs the fan automatically after showering.
Three weeks of build time. Existing footprint, existing plumbing locations, no structural changes.
Tier 2: Full remodel with proper waterproofing — $42,000 to $60,000
Tub-to-shower conversion or layout change, custom tile, vanity, lighting upgrade, heated floors. The premium over the same scope in Burnaby or Vancouver lives in the waterproofing: a full Schluter Kerdi or RedGard membrane behind every tile face, a properly sloped shower pan with a linear drain, vapor barriers behind the drywall, and tile-grade caulking at every transition. Skipping any of those steps in a North Shore home leads to mildew within two years.
Common in 1970s and 1980s Lynn Valley and Edgemont split-levels. Four to five weeks.
Tier 3: Master suite — $60,000 to $80,000
Curbless shower with a linear drain, double vanity, custom millwork in moisture-rated solid wood or marine-grade plywood, in-floor heated tile, smart fixtures (Toto Neorest or equivalent), integrated steam-vent system, and a premium tile spec (large-format porcelain, marble, or natural stone slabs). This tier is the standard ask in newer Edgemont, Capilano, and Deep Cove luxury rebuilds. Five to six weeks.
What the heritage Lonsdale adder actually covers
Pre-1960 character homes in lower Lonsdale, Norgate, and Deep Cove often need work behind the walls that's never visible in the finished bathroom but is essential for it to last. The most common items we flag on inspection:
- Cast-iron drain stacks that have corroded internally and developed pinholes. Replacing the stack section from the bathroom to where it joins the main: $2,000–$5,000.
- Galvanized supply lines that have built up enough scale to restrict flow. Re-piping the bathroom in PEX or copper: $1,500–$3,500.
- Knob-and-tube wiring still in the bathroom circuit. Pulling it out and replacing with modern romex on a GFCI-protected circuit: $1,500–$3,000.
- Inadequate ventilation — sometimes no fan at all in older homes. Adding a new exhaust fan with proper roof or wall venting: $800–$1,500.
None of this is optional in a meaningful remodel. We quote them upfront as line items rather than discovering them after demolition and adding change orders.
City of North Vancouver vs District of North Vancouver
North Vancouver is two separate municipalities sharing a name. The City of North Vancouver covers roughly the area south of 29th Street and includes lower Lonsdale and the central business district. The District of North Vancouver covers everything else — Lynn Valley, Edgemont, Deep Cove, Capilano, Norgate, Upper Lonsdale, Boulevard, Westview.
Both require building permits for bathroom remodels that move plumbing or alter electrical. Both have responsive permit offices. The District process tends to take an extra week or two compared to the City — typical 4 to 6 weeks vs 3 to 4 weeks. We file the application the week the contract is signed and manage every inspector visit.
The climate premium, in plain numbers
North Vancouver gets roughly 70 percent more annual rainfall than Burnaby and twice as much as Surrey. That changes what works for a bathroom build. Our standard North Shore spec includes:
- Full Schluter Kerdi or RedGard waterproof membrane behind every tile face — adds roughly $800–$1,500 per bathroom over a Vancouver spec
- Cement-board substrate (Wedi, USG Durock) instead of moisture-rated drywall — adds $400–$800
- Higher-CFM exhaust fan with humidity-sensor switch — adds $200–$400
- Tile-grade silicone at every transition (corners, perimeters, fixture penetrations) — adds $200–$300 in labor
The total premium for the proper waterproofing spec lands between $1,600 and $3,000 per bathroom. That is the 10 to 15 percent North Shore premium in concrete numbers. We do not skip these items to match an inland quote.
